Materials & The Magic of Modular

The average mini home can be constructed using a variety of technologies, ranging from wood, to bamboo, to containers. We use LGSF (Light Gauge Steel Framing), a modern tech that promotes quick construction and setup in a modular manner. LGSF structures have a life expectancy of over 50 years.

LGSF is a construction technology that utilizes cold-rolled formed steel as the primary construction material. Light Gauge Steel is typically crafted from galvanized or galvalume steel, coated with a layer of zinc and aluminum (in the case of galvalume) to protect it from corrosion.

The commonly used sections come in widths of 89mm & 150mm. We prefer the 89mm sections, which are further clad internally and externally with different material such as Cement Fibre Boards (CFB), Oriental Strand Boards (OSB), Waterproofing Membrane or Housewrap, Wood, Lap Sidings, etc. There are various options available, allowing users to choose based on their preferences.

Modular refers to the practice of constructing parts or components of a structure off-site in a factory or workshop and assembling them on-site. This method of construction involves creating building elements in a controlled environment, away from the actual construction site, and then transporting and assembling these components at the final location. Modular technology offers several advantages in terms of efficiency, cost, and quality.
Every construction method has its pros and cons. Brick and mortar or stone and mortar houses offer a solid feel but can be prone to wall cracks and water leakages during the monsoon. Traditional stone or brick construction requires more area due to thicker walls (10 to 18 inches or 250mm to 450mm). In contrast, the LGS-based modular technology used for Miniz Mini Homes minimizes wall thickness, thereby maximizing area utilization. The walls measure around 5 inches or 130mm, ensuring an efficient use of available area.
LGSF structures have a life expectancy of over 50 years. The rest of the material, such as claddings, floorings, ceiling claddings and the rooftop, may require periodic maintenance over time and can be repaired or replaced with ease.

This is the most dreaded problem faced by homeowners of all types. With years of experience in this field, we take the highest possible care so that Miniz Mini Homes are free from any leakages.
Unlike brick and mortar structures, which have a natural tendency to retain water through absorption in the air or any type of leakages, our structures do not retain any water from any source. Thus, the walls are free from dampness.
Miniz Mini Homes may require maintenance similar to traditional homes, such as roof maintenance, siding upkeep, and appliance care. Maintenance tasks are often scaled down due to the smaller size.

Safety & Warranty

Any stone-built, brick and mortar-built, or modular-built home can always be broken into with the intention of theft. The weakest points are typically the doors and windows. By using deadlocks on doors and fixed grills on windows, we can only reduce the possibility of theft. Automation can also be implemented by the individual owner at a later stage.
We provide an 8-year warranty covering, both, structure and leakage. Customers can also purchase an additional 8-year extended warranty on the same to ensure truly comprehensive coverage. We also provide a 2-year warranty for cladding, flooring, ceiling, plumbing and other ancillary material.

A Miniz Mini Home is primarily made out of termite-resistant material. In addition to this, anti-termite treatment is applied to the foundation or any wood used during the construction of the house. Anti-termite treatment has to be done every 2-3 years or as recommended by an anti-termite treatment expert.
We use fire-retardant construction material. However, a house in use contains other elements, such as wooden furniture, clothes, linen, cooking oil, etc., which can catch fire. For the safety of the user, we place four fire-extinguishing throw balls at various corners to help extinguish or control the fire for easy escape.
